The 17-storey building will include 154 homes. 123 will operated by Community Land Trust, and 31 operated by McLaren Housing Society for individuals and families living with HIV/AIDS.
All residents will have access to shared community spaces, including a rooftop garden space.
The building will also include an LGBTQ2+ community and social centre on the first two levels of the building operated by QMUNITY.
The tower will be built using mass timber construction, designed to Passive House green building standards.
We acknowledge that the 981 Davie project is located on the unceded traditional territories of the xʷməθkʷəy̓əm (Musqueam), Sḵwx̱wú7mesh (Squamish) and səlilwətaɬ (Tsleil-Waututh) peoples.

Community Land Trust is a non-profit developer and housing provider. They will operate 154 units as a housing co-op and mixed income community, offering homes at shelter, income-based, and low-end-of market rates.
Since 1979, QMUNITY has been a resource centre providing essential programs and services to 2SLGBTQIA+ individuals and allies. They will operate a 2SLGBTQIA+ in the first two floors of the building. The LGBTQ2+ centre will be the new replacement and expanded home of QMUNITY, which is currently located in a small, outdated space two blocks west on Bute Street.
McLaren Housing Society provides housing and support services for individuals and families living with HIV/AIDS. They will operate 31 homes in support of this community.

WHAT IS A HOUSING CO-OP?
A housing co-op is an organization incorporated under the Cooperative Association Act that provides housing to its members. Members purchase a share to join (similar to a damage deposit) and pay a monthly housing charge (similar to rent), but unlike being a renter, members have a voice in co-op governance.
The Community Land Trust forms a trusted partnership with their co-op communities. Members still have a say in governance and community building, while the CLT oversees property management, debt financing, asset management and long-term financial stability. This model preserves and maintains the property for members, ensuring long-term viability and building trust for governments and other funders.
